5 Signs Your Water Heater Needs to Be Replaced
Your water heater works quietly in the background — until it does not. A failing water heater can flood your basement, drive up your energy bills, or leave you with nothing but cold showers. Knowing the warning signs helps you replace it on your terms instead of in an emergency.
1. It Is More Than 10 to 12 Years Old
The average tank water heater lasts 10 to 12 years. If yours is approaching or past that age, it is living on borrowed time. You can find the age by checking the serial number on the manufacturer label — the first two digits usually indicate the year of manufacture.
Even if your older water heater still works, it is almost certainly less efficient than a modern unit. Sediment builds up over the years, insulation degrades, and internal components wear down. Proactive replacement saves you from emergency failures.
2. Rusty or Discoloured Hot Water
If your hot water has a rusty or brownish tint, the inside of your tank is likely corroding. Once the tank starts rusting from the inside, it is only a matter of time before it develops a leak. This is one of the most reliable indicators that replacement is needed soon.
Note: If both hot and cold water are discoloured, the issue may be with your pipes rather than the water heater. A licensed plumber can help you determine the source.
3. Rumbling or Banging Noises
As sediment accumulates at the bottom of the tank, the water heater has to work harder to heat through that layer. This causes rumbling, popping, or banging sounds during heating cycles. Flushing the tank can sometimes help, but if the noise persists, the sediment has hardened and the tank is nearing the end of its life.
4. Leaking Around the Base
Water pooling around the base of your water heater is a serious warning sign. Small leaks caused by expansion and contraction of the tank during heating cycles will only get worse. A leaking water heater can cause significant water damage to your home if not addressed.
If you notice a leak, shut off the water supply to the heater and call a plumber. In some cases, the leak may be from a fitting or valve that can be repaired, but a leaking tank itself cannot be fixed — only replaced. Our water heater installation service includes removal of the old unit.
5. Not Enough Hot Water
If your hot water runs out faster than it used to, or takes much longer to recover after use, the heating elements or burner are likely failing. This is especially noticeable in winter when incoming water temperatures are colder and the heater has to work harder.
Tank vs. Tankless: What Should You Replace It With?
When it is time for a new water heater, you have two main options:
Tank water heaters store 40 to 60 gallons of hot water and are the most common type in Ontario homes. They cost less upfront ($1,200 to $2,500 installed) and work well for most households.
Tankless water heaters heat water on demand, so you never run out. They cost more upfront ($2,500 to $5,000+ installed) but last 20+ years and can save 20 to 30% on water heating costs. They are compact and wall-mounted, freeing up floor space.
The right choice depends on your household size, hot water usage patterns, and budget. A household of two might do fine with a 40-gallon tank, while a family of five with multiple bathrooms may benefit from tankless.
